October 12, 2015 Below is an overview of the construction progress. We appreciate your patience during the construction.

Village Center: The final touches are in process in the Village Center and we expect to open in November, 2015. This will include the Sugar Beet Market, new performance lawns, walkways and boardwalk.

Sugar Beet Market: We are in the final stages of construction with bar equipment to be installed shortly and the final inspection process to commence. We anticipate an early November opening. The Signature Shop will stock the latest in golf, tennis and pickleball attire and gear. In addition there will be a selection of logo wear and gift items. The dining/bar area will offer a light menu and a selection of local and craft beers and wine. Seating will be available both inside and outside. “Grab and go” selections will be available for the convenience of the golfers and others on the move. Bulk wine sales, cheese, fresh breads and pastry and in-season offerings are just some of the things to be found at “The Beet”. There will also be an extensive selection of woven items direct from Ireland. Avoca includes the Sugar Beet in their single digit list of North American retailers. Scarves, blankets, jackets and various other items in the finest of wools, mohair and blends will be available – all just in time for holiday shopping.

Residential Construction: Brookfield Residential and Ryan Homes have new models near the Village Center and there are many new neighbors already enjoying the new Phase 3. The feasibility research for the planned condominiums is underway. A recent electronic survey has provided initial thoughts and opinions and we are working to finalize those results. This information will provide us a baseline for our determinations in the planning of this new housing type for Heritage Shores.

Golf Shop and Golf Course: The new Golf Shop is open and has been well received. We have “flipped” the nines reversing the course of play. This re-routing allows golfers to start their round near the golf shop for ease of operations. The round is concluded near the Village Center which will allow for ease of access to dining and shopping at the conclusion of the round.

Health and Wellness Center: The Health and Wellness Center (previously known as the Fitness Center) is nearing completion of a month long renovation. The fitness portion of the building will feature new Free Motion equipment combined with the relocation of some of the existing equipment. The indoor pool and locker rooms have a new look and welcome the user to the spaces. The Wellness Center will provide an area for dance and exercise as well as educational programs. We are proud to partner with Nanticoke Health Services to provide the latest in health awareness based programs, wellness management and an on-site PA for routine visits and consultation.

Waterside Pavilion: This dining venue is shown on the development plans however there are no plans for this construction at this time.

August 10, 2015 Below is an overview of the status of construction on the Village Center and other amenities at Heritage Shores.   We appreciate your patience during the construction.

Village Center: We anticipate the Village Center will be open by late Fall 2015.  This will include Sugar Beet Market House, the performance lawn area and boardwalk. Parking lots, walks and landscaping will be complete by that time as well. There have been delays in the construction of the Sugar Beet Market which has postponed the opening from our original plan.  We expect to start the interior wall finishes within the next ten days if required inspections allow.

Sugar Beet Market: The market house is designed to house the Signature Shop (golf, tennis, pickleball ball attire and equipment as well as other logo wear and sundries). The dining facility in the Sugar Beet will consist of bar, counter and table seating with light menu selections made to order with table service. It will also offer a variety of “grab and go” options for golfers, concert goers and other wishing a quick dining solution.  There is also seating on the patio around the building and along the boardwalk. Waiter service will not be available to the boardwalk but “grab and go” selections will be ideal for dining in those areas. In addition, the market house will offer seasonal selections (produce, cut flowers, pumpkins, holiday greens, etc.) These offering will vary in selection and quantity. Bulk wine sales, cheeses, snack foods, local honey are just some of the other food selections. Hand-made jewelry, stained glass, photography and other works of local artisans will also be available. The advantage of the market concept in lieu of shops is the ability to change the offerings frequently as consumer uses mandate. We plan to add fresh meats and deli offerings as providers and permits become available.

Residential Construction: Residential construction has begun in Phase 3 and we have several new neighbors there.  The model park is open. Brookfield Residential and Ryan Homes have models in the new model area across from the driving range. The website for each builder will provide you the information on house types and pricing.

The feasibility research continues on the potential condominium buildings. It is anticipated that Brookfield Residential will conduct focus group and detailed market research in early 2016. Time frame for construction of these buildings has not been determined.

Pro Shop and Golf Course: The new Pro Shop is under construction and will be open late summer 2015.  When the new Pro Shop opens, the golf course will reverse the golf course routing.  The current hole #10 will become #1 and the current #1 will become #10.  The re-routing will allow golfers to start near the new Pro Shop. Concrete contractors contributed to a substantial delay in completion of this area. There is a new comfort station at this location as well.

Health and Wellness Center: The Health and Wellness Center will be undergoing significant renovations. The renovation work has begun in the fitness area as well as the indoor pool. There are mechanical issues that have been discovered and must be addressed before we can complete the interior finishes. The schedule first calls for completion of the indoor pool and fitness area with an estimated September completion. The locker/shower rooms are also slated for improvements.  The Wellness Center renovation will commence when the retail portion of the Pro Shop moves to the Sugar Beet. The equipment for the fitness center is a combination of new and returning some of our original equipment.  There will also be new hand weights, mats, etc.

Waterside Pavilion: This is on the development plan however construction start has not been scheduled as of this date. We will update this information as it becomes available.

Tennis and Pickle Ball Courts: The new tennis and pickle ball courts are open and ready for use.  The electrical work is now complete and lights at the courts are operational.

Bocce Ball Court: The Bocce Ball court is open and has been in use for some time.

Dog Park: The new Dog Park opened in April. We are experiencing issues with the dog watering station and are working to determine a resolution at this time. Our apologies for the inconvenience.

June 1, 2015 As you have probably noticed, construction is moving forward at a rapid pace.  We are happy to report that significant progress has been made in spite of the unseasonably cold and wet winter.  It is hard to believe construction started just one year ago.

Below is an overview of the status of construction.  We hope you are as excited as we are to soon unveil the next phase of Heritage Shores.  We appreciate your patience during the construction.

Village Center: We anticipate the Village Center will be open late 2015.  This will include Sugar Beet Market House.  As well, the ponds and the landscaping will be complete by that time.

Health and Wellness Center: The Health and Wellness Center will be undergoing significant renovations.  We anticipate it will be open in late summer 2015.

Bocce Ball Court: The Bocce Ball court is open and has been in use for several weeks.

Dog Park: The new Dog Park opened in April.

Older Updates:

On Monday, August 11, 2014, the Town Commissioners approved the Phase 3B Subdivision Plan.  In addition, the Town Commissioners approved the street names for Phase 3A.


On Thursday, June 5, 2014, Passwaters Farm LLC, local officials and the Heritage Shores residents celebrated the start of construction for Phase 3 of Heritage Shores with a groundbreaking ceremony.


On Thursday, May 29th in the Heritage Shores Clubhouse ballroom, Passwaters Farm LLC representatives held their fourth “Cottage Meeting” sessions.  This session focused on the Phase 3A construction plans and schedule as well as the timing for the submittal of the Phase 3B Subdivision Plans to the Town.


May 12, 2014 – Town Commissioners Meeting, 7 p.m., Bridgeville Town Hall
The Town Commissioners approved the Final Phase 3 RPC Plan and the Phase 3A Subdivision Plan at its May 12 meeting.


On February 18, 2014, Passwaters Farm LLC representatives, as well as members of the design team, held a third series of “Cottage Meetings” with the residents of Heritage Shores to present the Preliminary Site Development and Subdivision Plans that were submitted to the Town of Bridgeville. 


On July 25th, the Brookfield Residential management team and the design team of CooperCarry and Studio 39 held a second series of “Cottage Meetings” to present our Vision for Phase 3 to the residents of Heritage Shores.


On June 11th, the Brookfield Residential management team conducted a series of “Cottage Meetings” to brief the residents of Heritage Shores on the proposed zoning refinements.
